FUNCTIONAL & SIMPLE HOUSE WITH DYNAMIC FACADE IN TEL AVIV BY BAR ORIAN ARCHITECTS

Bar Orian Architects : Functionality and simplicity of materials were the starting points for planning this villa in a northern neighborhood of Tel Aviv. The house was planned as a basic geometric structure– a combination of two raw-concrete boxes on top of each other. Each box has seemingly random openings, and an external shading system that rotates and opens electronically, so that the dynamic façade change with residents’ needs, the time of day, and the weather.

The interior design brings in the same principles of simplicity and climatic efficiency, with the architecture now moving indoors. The interior planning is based on clear and simple movement around two raw concrete supporting walls, which echo the exterior. The staircase to the basement and first floor is located between these two walls. All household functioned emanate freely from this focal point. A spacious kitchen with oak cabinets and a stainless-steel cooking island, with an adjacent living room and dining room are on one side. The other side holds a library with a black-hardware workspace, and a parents’ suite facing the front garden. Up on the first floor are a service room and three children’s rooms, each with its own bathroom and roof terrace created by moving the upper box. A bright, functional hallway is placed between the two wings, hosting the parallel staircase.

The dominant design element in the house – as it is on its facades – is the exterior aluminum, Corten-finished shading system. Each window is set for an interior function, and acts as an interior frame from the shading system that has been positioned to accommodate sunlight and the climactic needs of each interior space. This system allows various degrees of light filtering, creating an additional layer that enriches the space and brings the tangible outdoors experience into the house. This layer changes continuously with the direction of the sun, the amount of opening of the shading system. At time, the rooms are flooded with shades of red, creating unique compositions inside and varying exposure outside. The interior, like the exterior, is not static. This house has life and movement every hour of the day.

WHITE ARKITEKTER CREATES A SWEDISH HERITAGE BATH HOUSE WITH MODERN TWIST

White Arkitekter  : Situated on a stretch of beautiful coastline in southern Sweden, it is not difficult to imagine why Karlshamn has had a long surviving tradition of bathing in the sea. The only element missing was a bath house, so White Arkitekter stepped in with a design to plug the gap.

The quintessential symbol in Sweden for year round dips in the water, a Bath House adds to the facilities on offer in the town. Kallbadhusets Vänner (Friends of the Bath House) is the local organisation and was a catalyst for the town to receive its first bath house. Together with local sponsors and the municipality, they were able to realise their collective long-time dream of offering a forum for enjoying the sea all year round. The public swimming hall, a well-known local establishment, is in close proximity to Kallbadhus; as a group, they form a truly unique opportunity to swim in an indoor pool, outdoor pool or hopping into the water from the new bath house.

Kallbadhus – translating literally as “the cold bath house” – is located along a beach promenade and designed to a height of three metres above sea level. The sharply angled volume designed in wood straddles solid land and water while facing a free and open horizon. Two glulam beams work as the structure for a small bridge linking visitors to the entrance of the bath house from the beach.

A common room with an adjoining terrace are flanked on one side by the women’s sauna and the opposite side is balanced with the men’s sauna. Designed to maximise the dramatic view of the bay, the saunas are located near the stairs for easy access into the cool water below. Sun terraces are designed to receive as much sun exposure as possible while simultaneously offering protection from the wind. The exterior facades are clad with a flat wood panelling treated with a grey-pigmented oil that will eventually give way to the wood’s own natural grey patina.

ShedKM : A crescent of 24 three-storey modular townhouses at the historic Smith’s Dock site is the first phase of an 800-home development by Urban Splash, which will also include houses designed by TV presenter George Clarke and apartments by SimpsonHaugh

These are the third iteration of ShedKM’s ’hoUSe’ concept, which first hit ground in New Islington, Manchester in 2016 and is also being developed on a site at Irwell Riverside in Salford. Similar to the earlier schemes, the Smith’s Dock houses were prefabricated as timber-frame shells in the SIG Building Systems factory in Nottinghamshire, then transported as pre-assembled modules to site where they were craned into position.

The ’hoUSe’ concept allows residents to choose a design layout for their home. So has the model been further refined or adapted for the new site? ’Clearly as we develop, we are learning lessons: not in the quality but about how to build a bit more effectively and more quickly on site,’ Urban Splash co-founder Jonathan Falkingham says. ’For the North-East we’ve different cladding material compared to the ones in Manchester, which is here a light cream as opposed to black. As we go around the country we clearly have to think about the planning constraints and the context in which we are working.’

Internally, as in the previous schemes, only the position of the kitchens and bathrooms are pre-determined, with the buyer of each house – which will be on sale from £285,000 – able to choose a layout that suits their needs. As Falkingham explains:
 
’We’re focused on offering two things that housebuilders usually don’t major on. One is good-quality space – high ceilings and large windows – and the second is the ability to configure your home to how you want to live there. You might have kids, or not; you might have a hobby and want to throw pots in the attic. Whatever suits you, you can configure the space to allow that to happen. It’s a bit like the Victorian terrace in a way, with all the structural stuff happening in the party walls. So with all the internal walls: you can have them or not’.

At the houses’ launch, George Clarke also announced that he is working with Urban Splash on the site and will be designing the next phase of housing: 10 two-storey FAB dwellings  – an abbreviation for ’factory-built, affordable and beautiful’. These will also be manufactured at the same Nottinghamshire factory and are expected to be on site in September. ’It’s the perfect opportunity for me to bring my passion for raising the standard of UK homes to modular development,’ Clarke explained. ’It’s a market I’ve watched and wanted to make a move in for 15 years.’

The Smith’s Dock site is an historic one, home to shipbuilding from 1851 until 1987. Speaking to the AJ, Clarke, who comes from the North-East, sees parallels in modular housebuilding and the industrial history of the area.

’If you think, when we were building ships back then, we were innovating and engineering to the highest level: to a standard that the rest of the world was envious of. We should be looking at housebuilding in the same way and putting that same level of passion into the reseach, development and engineering of manufacturing homes as they did back in the shipyard.’
 
Of course, well-designed mass-produced modular housing has been something of a Holy Grail in architecture, ever since Buckminster Fuller and Jean Prouvé in the 1930s began experimenting with modular and factory-built systems. But today, major issues remain in a risk-averse industry that is not prepared to invest the time and money needed to develop any new system.

’The R&D needed to develop these products is really time-consuming and costly to do,’ says Falkingham. ’It has taken us six years and a lot of money, time and learning to develop this product. It’s an incredible commitment from us as a business. In the housebuilding arena in general, it would be very hard to persuade PLC boards to invest that amount of money and time in something without a proven record. And for smaller developers there is just this barrier of time and money.’
 
So on this third site for the hoUSe concept, have the costs begun to come down and economies of scale kick in? The answer so far seems to be no.
 
’Sadly, it’s the opposite effect,’ says Falkingham. ’The theory of building factories and trying to get the costs down is something we believe in it but we need to build a lot more homes to make that a reality. We are learning fast but the costs have gone up slightly, not down. However, we do expect them to come down in time.’

So what about the creation of a wider Smith’s Dock neighbourhood? The next phases will see the first apartments complete: the Smokehouse, an apartment building of 80 dwellings by SimpsonHaugh – and there will eventually be a mix of 60 per cent apartments 40 per cent housing on the site. The Smokehouse will be sited along the waterside of one of the three docks, which are being developed as the main focus for the scheme, with shops, restaurants, bars and sporting facilities, like a canoe club. In response to the criticism that modular systems often seem to result in a lack of variation and inflection in the architecture, Falkingham insists: 
 
’When it comes to placemaking we use appropriate and differing typologies to really make the placemaking work. Urban Splash is interested in creating strong typologies: so we we are also in R&D with two or three other products – like the ’Mansion house’ which is another apartment prototype. We are about creating distinct places which relate to the neighbourhood and locale.’

Chuang x Yi : The ‘Modular Lilong’ was designed for Value Retail China to showcase ‘Chuang x Yi’; a concept brand that provides a platform for Chinese fashion designers. The 150 sqm site is located in Yioulai Shanghai Village; a sister to Bicester Village in London - both global shopping developments. The intent of ‘Chuang x Yi’ is to create a retail experience specifically related to the context of Shanghai.

The term lilong refers to an urban typology, organized around meandering lanes, which often display creative solutions in response to issues of space shortage. The resulting blur between private and public, residential and commercial gives Shanghai its signature streetscape. Following the design brief to create a backdrop showcasing selective contemporary Chinese designers, Lukstudio re-interpreted the local, urban fabric with 3 ‘lanehouses’ arranged into different display areas; one waiting lounge, two dressing rooms, the main cashier counter and a service area.

The structure of these lanehouses is conceived as a modular kit of parts, so that it can easily be disassembled and re-installed in another shop location if needed. The pieces are based on architectural features and textures found in a lilong. For example, old stone gates known as, ‘shikumen’ are used as entrance ways, with their typical round corners seen in the smooth outline of the display cases. Furthermore, hanging washing lines are turned into copper-coated racks to display clothes, while bamboo rattan; a texture used in vernacular furniture, is applied to the divider screens. Display plinths and racks are positioned along the lane reminiscent of the common scene of scattering benches and stools.

Despite the clear boundary between the stone pavement and the wooden flooring, the open display allows a fluid visual dialogue between the urban lane and the elegantly stacked houses. The retail experience consists of many architectural layers combined into a cohesive structure; offering a sense of pliancy and order that reflects the adaptive nature of lilong life. In this way Lukstudio has generated a  journey of discovery, connecting old Shanghai architecture with today’s design world
